That is partly true.
But only if your own paperwork is fully in order.

In this blog, I explain which documents you need to buy a property in Spain, where things often go wrong and why personal guidance makes the process smoother, clearer and far less stressful.


The most important document: the NIE number

Without a NIE number, you cannot buy a property in Spain.

The NIE number is required for signing the purchase contract, completing the notary transfer, opening a Spanish bank account and registering for taxes.

No NIE number means the purchase process comes to a complete standstill.

This is why arranging your NIE number early is one of the most important steps in the entire buying process.


Valid identification

You will need a valid passport or national ID card.

It is important to check that your identification is valid for a sufficient period of time. This sounds obvious, but in practice it is often only checked at the last moment, which can cause unnecessary delays.


Spanish bank account

For almost every property purchase in Spain, a Spanish bank account is required.

This account is used for payments at the notary, taxes and government fees, ongoing property costs and rental income if you plan to rent out the property.

Once again, without a NIE number, opening a Spanish bank account is usually not possible.


Proof of funds

Spain applies strict anti money laundering regulations. This means you must be able to prove where the money for the purchase comes from and that it has been obtained legally.

This may include salary income, savings, business income or proceeds from the sale of another property.

You will also need to show how the money is transferred and from which bank account it originates.

This step is often underestimated and can cause delays if not prepared properly in advance.


Power of attorney or personal attendance

If you cannot attend the notary appointment in person, a power of attorney is required.

This document must be legally correct, sometimes officially legalised and always coordinated with the notary beforehand.

Arranging this early prevents last minute stress and complications.


Property related documents

In addition to your personal documents, several documents related to the property itself are required.

These usually include proof of ownership, land registry details, confirmation that the property is free of debts and an energy certificate.

These documents are generally arranged by the seller and the notary, but they should always be carefully checked to avoid surprises later on.
