Why I built Casa Capital

I bought my first
Spanish property.
Then I stayed and built this.

When I first moved to Spain, I bought a new build apartment in Orihuela Costa while still owning my home in Amsterdam. I learned the entire process from the inside: the contracts, the staged payments, the notary, the practicalities of being an international buyer in a country that does not always speak your language.

My original plan was simple: buy, rent it out, return to the Netherlands. But once I was here, I made a different choice. Instead of renting out my apartment from a distance, I decided to stay and live in Spain, and to help other international buyers go through the same journey.

Do I need to be in Spain to buy?

No. The entire process can be handled with a Power of Attorney. We coordinate the lawyer, NIE registration and notary on your behalf. Most investors visit once for viewings and once for handover, but neither is required.

Yes. Spanish banks typically finance up to 60-70% for non-residents on second properties. We can introduce you to mortgage advisors we work with regularly.

 

Net yields on well-located new build short-term rentals on the Costa Blanca currently range between 5% and 8% depending on the project, complex amenities and management quality. We will model your specific case before you commit.

 

A typical structure: a small reservation fee, 20% on private contract, further installments during construction, and the balance at notary on completion. Spread over 12-24 months, this makes new build accessible for buyers who do not have full upfront capital.

 

Our short-term rental management runs on a transparent commission model. Full pricing and projections are shared during your discovery call, before you commit to anything.

 

We are paid by the developer when a sale completes, at no extra cost to you. Our incentive is to find you a property that performs, because the long-term management relationship matters more than the one-time commission.
