How much can my Costa Blanca property actually earn?

Key takeaways

Occupancy, not nightly rate, is what separates a strong year from a mediocre one, and it's the lever most owner-managed properties never pull. Here's how we think about it across the 50+ homes we have managed.

The question every owner asks first

It's the first thing almost every owner says when they call us, and it deserves a straight answer rather than a brochure one: what will my place actually make?

The honest version is that two near-identical apartments on the same street, with the same view and the same furniture, can finish the year a long way apart. The building didn't decide that. Four things did.

1. Occupancy beats nightly rate, every time

Owners fixate on the headline nightly figure. It's the wrong number to optimise.

A property at €120 a night for 290 nights earns considerably more than the same property at €160 for 180 nights, and the second one still costs you the same in community fees, insurance, utilities and standing charges across the months it sits empty.

Across the 50+ homes we have managed on the Costa Blanca, we run at roughly 80% average yearly occupancy. That number is the whole argument. It isn't reached by undercutting the market. It's reached by being bookable, visible and responsive across twelve months instead of four.

2. Where your property is listed

One platform is one audience. Airbnb attracts a different guest to Booking.com, and direct bookings, the ones with no platform commission attached, only exist if somebody built that channel for you.

Most owner-managed properties live on exactly one platform. That caps the ceiling before pricing is even part of the conversation.

3. What happens in the shoulder and winter months

July and August look after themselves here. November through March is where the year is actually won or lost, and it's the stretch most owners quietly write off.

Longer winter stays, a different pricing posture, and listing copy written for a different kind of guest turn that period from dead weight into a contributor. It's unglamorous work, and it's most of the gap between an average year and a good one.

4. Guest experience, which is a revenue lever

This is the part owners file under overhead. It isn't.

Casa Capital grew out of Cleaning With Meaning in Amsterdam, which means we came to Spanish property management from the housekeeping and guest-experience side rather than the estate-agency side. A spotless handover and a reply within the hour are why we hold 4.9 stars across 40+ Google reviews, and reviews feed directly into how high your listing ranks on every platform you're on.

Better reviews mean better placement. Better placement means more nights. More nights is the number you actually care about.

What we'd tell you about your property specifically

We've generated over €1M in rental income for owners so far, and the pattern barely changes: the properties that underperform are rarely bad properties. They're under-marketed, single-channel, and closed half the year.

If you want the actual number for your place instead of a range, send us the address, the sleeps figure and a few photos. We'll come back with what we'd expect it to do and what we'd change to get there.
