Why choose a new build on the Costa Blanca? ✅ More time to finance your purchase. With a payment plan, you pay in stages during construction. ✅ Up to 70% financing possible. Even if you do not live in Spain, depending on your financial situation and the bank's approval. ✅ Modern and energy efficient living. Enjoy contemporary design, good insulation and comfortable amenities. ✅ Your own holidays and rental options. Choose a home that fits your plans and have it checked beforehand which type of rental is permitted.
Picture a modern apartment with a generous terrace, a pool downstairs and the beach close by. That is what many of our international buyers have in mind when they start looking on the Costa Blanca. Some want a place for their own holidays, some want rental income, and quite a few want a bit of both.
The questions I hear most are fair ones. Is too much being built? How much cash do you actually need? And after the price rises of recent years, does buying a new property still make sense?
I think it can. Energy efficiency, staged payments and a large international buyer market all work in your favour. What counts is choosing a property where the location, price, purchase terms and permitted use fit your plans. If you want to see what is on offer first, have a look at our new build properties.
When you buy a home, the kitchen and the view are only part of the picture. Insulation, glazing and building systems shape how comfortable the place feels and what it costs to run.
New buildings have to meet the current energy performance requirements. Under the revised EU directive, zero emission buildings become the standard for new buildings from 2030, with some specific exceptions. In practice that means very high energy performance and no on site carbon emissions from fossil fuels, as the European Commission explains.
No. The directive does not require every existing Spanish home to reach label A by 2030. For existing housing it sets a target to cut average primary energy use across the national residential building stock by at least 16% compared with 2020, and each country decides how to get there (see the Energy Performance of Buildings Directive).
A strong energy rating is still a useful buying criterion. When we look at projects at Casa Capital, we favour those offering label A, alongside construction quality and the specified systems. Ask which rating is promised in the contract, and check the final certificate when the home is completed.
When you buy during construction, the price is usually paid in stages: a reservation, contractual payments during the build and a balance at completion. The schedule depends on the developer and the project, and some developers want a substantial share before completion, as this VAPF guide points out.
If construction takes around 18 months, staged payments can give you time to build up part of the money you still need. That can suit entrepreneurs and buyers with a reliable income who already have starting capital.
You may not need all of your own funds on day one, but you do have to meet every contractual deadline.
As an example, take a €300,000 property where the contract allows 30% to be paid during construction and the bank approves a 70% mortgage at completion.
| Illustrative purchase budget | Amount |
| Purchase price | €300,000 |
| Your own contribution towards the price | €90,000 |
| Mortgage at completion, if approved | €210,000 |
| Standard 10% IVA on the new home | €30,000 |
| Additional budget required | AJD stamp duty, legal costs, notary, registration, furnishing and a reserve |
Developers generally charge 10% IVA on a first sale of a new home. In this example your own funds therefore come to €120,000, plus the other costs and furnishing. Remember that IVA applies to the stage payments as well, which the Agencia Tributaria explains on its website.
The payment schedule decides when each amount is due. An 18 month build does not make a purchase affordable by itself if you have no savings. The benefit is strongest when you have initial capital and a realistic plan for the remaining payments.
A Spanish mortgage can finance part of the purchase if you do not live in Spain. Financing of up to 70% is possible: CaixaBank advertises that maximum on its HolaBank mortgage for non residents.
How much you can borrow depends on your circumstances and the bank's assessment. Other lenders or buyer profiles may qualify for less. Get your borrowing capacity assessed before you sign, and keep in mind that an early indication does not guarantee the same approval 18 months later.
The payment schedule also has to work with the mortgage. If the developer needs more money before completion than you have available, a possible 70% mortgage does not close that timing gap on its own.
Cranes and new apartment complexes make plenty of buyers wonder whether enough demand is left. Some national data helps here. The Banco de España calculated a cumulative gap of around 750,000 homes between household formation and completed new housing over 2021 to 2025, in a public speech in June 2026.
Alicante also has a substantial international buyer market. According to the Colegio de Registradores, foreign buyers accounted for 42.91% of home purchases registered in Alicante province in the fourth quarter of 2025, the highest provincial share in that report.
These figures point to housing pressure nationally and a significant overseas buyer market locally. They do not prove that every coastal development is free of competing homes. That is why I always look at the immediate area: the supply of comparable apartments, asking prices, amenities and access to the coast. A well located apartment can serve a very different market from a similar one further inland.
An early buyer may benefit if comparable properties in later phases are sold at higher prices. This matters most when the original purchase price was competitive and market conditions stay favourable.
For context, the INE reports that national new home prices in the second quarter of 2026 were 7.4% higher than a year earlier. That is not a forecast for an individual Costa Blanca apartment, and a developer raising asking prices does not tell you what you could get on resale.
My approach is to choose a property that suits your budget and intended use, and to treat any appreciation during construction as a bonus. The purchase should also make sense if the value stays flat for a while.

At Casa Capital we focus our holiday rental management mainly on new and recently built apartments. Contemporary interiors, attractive terraces and amenities such as a communal pool fit the type of accommodation we offer. You can read more about our property management service.
In our day to day work, presentation and comfort matter a lot. A bright living area and usable outdoor space help us present a property well to prospective guests.
That is our operational experience, not proof that new builds always achieve higher occupancy or better returns than older homes. Location, pricing, furnishing, reviews and management all play a part, and a higher purchase price can reduce your return even when the property rents well.
Before a purchase we therefore look at expected net rental income, allowing for management, utilities, maintenance, insurance, community charges and taxes. If you finance with a mortgage, those payments belong in your personal cash flow calculation too.
A new apartment is not automatically eligible for holiday rentals. In the Valencian Community, the checks include whether the municipality allows tourist use and which registration requirements apply. Local restrictions need reviewing too. The regional framework is set out in Decreto ley 9/2024.
For apartments, the owners' community matters as well. New tourist rental activity under the rules in force since 3 April 2025 needs the community's prior, express approval, according to a BOE resolution. If rental income is an important part of your plan, have the position checked for the specific property before you commit.
During construction you are paying for a home that does not exist yet. The developer, the licences and the contract terms deserve as much attention as the floor plan.
Spanish building legislation sets conditions for protecting advance payments. From the moment the building licence is granted, qualifying payments must be covered, under the statutory conditions, by insurance or a bank guarantee, with requirements for a separate account. This comes from Ley 38/1999.
Ask an independent lawyer to check your payment protection, the delivery deadline and what happens if construction is delayed. That tells you which protections actually apply to your purchase.
New build property on the Costa Blanca can be attractive for its modern construction, energy performance, staged payments and possible mortgage financing, and Alicante's international appeal supports a broad buyer market.
A good purchase starts with a project that fits your finances and your intended use. That is why at Casa Capital we look beyond the sales brochure to the practical side of ownership, rental suitability and management after completion.
